FAQ for Modular Construction
Prefab construction is not the same as modular construction.
Prefab construction typically involves manufacturing individual panels, components, or building sections off site, which are then transported to the job site and assembled together.
Modular construction, on the other hand, involves building complete sections of the structure — known as modules — within a controlled factory environment. These modules generally range from 600 to 1,200 square feet and are constructed from the floor system all the way to the roof. Once completed, the modules are transported to the site and set into place to form the finished building.
At Rose, we understand there is no single floor plan that works in every situation. Because of this, we build to suite. We have a team that will help design and scale the building to fit your business.
There are many considerations to take into account before you can get to the final cost. Some of the items to consider is:
- Location of the project
- Desired finishes
- Curb appeal
- Size of the building
For the most part, the more we can do in the factory the greater economies of scale and which provides a more competitive price. Brick or EIFS exterior must be put on site, so there is extra charges for those services.

Whether you choose to use a General Contractor or manage the project directly as the owner, Rose will help guide you through the process.
While Rose is responsible for the building itself, the owner is typically responsible for the site-related scope of work.
In many cases, the owner can pull permits directly and coordinate the subcontractors. The primary trades generally involved include:
- Civil Contractor – Handles all site-related work, including site engineering (as required), grading, site preparation, landscaping, driveways, parking lots, and other “dirt work.”
- Electrician – While the building will arrive prewired, the electrician will install the main distribution panel and complete all final electrical connections.
- Plumber – The building will already include internal plumbing; however, the plumber will handle the septic or sewer connections, water service and meter installation, and all final tie-ins to the building.
That said, many owners simply do not have the time, experience, or subcontractor relationships necessary to manage these items efficiently. In those situations, hiring a qualified General Contractor can be a worthwhile investment. Although there is an added cost associated with using a GC, that expense is often offset by time savings, smoother coordination, and the avoidance of costly mistakes.
