Why clients choose us
Rose Office Systems is known for a level of design quality and personal service that larger national competitors rarely match. The company specializes in the high-end, custom end of the modular market and delivers on three things buyers usually have to trade off against one another: speed, quality, and cost.
In-house design expertise, included at no charge. Rose provides professional AutoCAD drafting and interior design with every project — services most competitors charge for or omit entirely. Working alongside Rose’s experienced design team, clients customize their floor plans in real time during online screen-share sessions, shaping every detail of their building before it is built.
A range of quality levels, from standard to high-end and custom. Rose offers floor plans across a wide range of quality grades — from clean, cost-effective standard buildings to premium, fully custom interiors and exteriors — so clients can match the finish level to their budget and brand.
Built to last — one of the heaviest buildings in the industry. Rose buildings can contain as much as 20% more lumber and trusses than typical site-built construction. While conventional construction in the Southeast is often rated for 90–100 mph wind loads, Rose buildings are typically engineered for 120 mph or more, depending on location.
Speed through concurrent construction. Because the building is manufactured in a controlled factory environment, site preparation and utility work can happen at the same time as the build. This concurrent process is significantly faster than the sequential approach of traditional, stick-built construction.
Factory-direct pricing with personal service. As an independent, family-owned company, Rose offers factory-direct building and furniture pricing through established manufacturer relationships, while keeping design, project management, and customer service in-house and personal.
Code-compliant and ADA-ready. All new Rose buildings are constructed to meet the International Building Code and the occupancy code of the state where they are installed. Interiors are built to meet ADA requirements.
Turnkey furnishing. Rose offers commercial office furniture at factory-direct pricing, with interior and furniture finishes color-coordinated to the building — a service that sets Rose apart from most competitors.
HOW MODULAR BUILDINGS ARE BUILT
Rose modular buildings are manufactured on an assembly line in a controlled factory environment, then delivered to the site by over-the-road trucks and assembled by Rose’s experienced installation crew. The factory installs plumbing, electrical, and HVAC systems for the customer to hookup to local utilities on-site.
Typical Modular Building Specifications:
- Foundation height: Typical modular buildings sit approx 36 inches off the ground on a steel I-beam frame, with a ventilated, enclosed crawl space.
- Module widths: Common module widths are 12′, 14′, 15′, and 16′, joined together on site to form 1,000s of square feet under one roof.
- Interior ceiling height: Typical is 8-9 feet high but we can build up to approximately 10 feet in some applications.
- Transport height: Overall exterior height is kept within roughly 15’6″ so modules can travel on interstate highways.
- Configurations: Single-story and multi-story buildings (multi-story requires crane sets and are reviewed on a case-by-case basis).
- Warranty: A standard 12-month factory warranty on all new buildings, plus individual component warranties (HVAC, roofing, siding, etc.).
